Terms of service

The Minute Book is a digital product of Mary’s Math Tutoring, Inc., an Iowa corporation (“we,” “us”). Checkout and payment are processed by Paddle, which acts as merchant of record. Paddle’s checkout is also subject to Paddle’s terms.

The product

The Minute Book is a downloadable kit of sample Word (and related) files for volunteer HOA, condo, and neighborhood association secretaries: agenda, notes, minutes, action register, a worked example, an optional notes-to-minutes how-to for AI tools, and a disclaimer.

It is stationery and a drafting aid. It is not legal advice, not a lawyer, and not a promise that your minutes, notices, or procedures are valid or sufficient under your documents or any state’s law.

License

When you pay, we grant you a personal, non-exclusive, non-transferable license to copy and use the files for the meetings of one association you serve. You may share working copies with that board.

You may not resell the kit, share the original zip as a product, publish the how-to or templates as your own paid pack, or use the files to build a competing product.

AI how-to

File 09 is optional. Any draft produced with ChatGPT, Claude, Grok, or another model is an unofficial first draft. You must review every line before it is signed, posted, emailed, or published. You and your association are responsible for the final record. The how-to tells the model not to invent votes or motions missing from your notes. You still have to check.

Your job

You are responsible for following your CC&Rs, bylaws, articles, and state law, and for having counsel review anything that affects owner rights, fines, elections, or assessments. We do not attend your meetings and we do not practice law.

Checkout

Prices are listed in US dollars and do not include sales tax or VAT. Paddle calculates and collects tax at checkout where required. Your card statement may say Paddle. Instant download is provided after payment succeeds.

The kit is digital content delivered immediately. Where consumer law gives a cooling-off right, that right and any waiver for immediate download are as stated in the Paddle Refund Policy.

Refunds

Refunds are handled by Paddle under the Paddle Refund Policy. See also our refund policy.

Limitation of liability

The kit is provided as-is. To the fullest extent allowed by law, we are not liable for lost profits, a dispute with an owner, a defective record, or any use of the files or of AI output. Our total liability for a purchase is limited to the amount you paid for that purchase (excluding tax collected by Paddle).

Nothing here limits liability that cannot be limited under Iowa or other applicable law.

These terms are governed by the laws of the State of Iowa, United States, without regard to conflict-of-law rules, except that Paddle’s terms govern the payment itself.
